Residential Valuations, Condition Reports and Building Surveys in Italy
Villa Surveyors offers a complete residential property service in Italy which includes valuations, building surveys and condition reports. We offer these services in most of the popular Italian residential property locations. The mainland regions were we are most active are Piedmont, Lombardy, Liguria, Tuscany, Lazio, Umbria, Campania and Apulia. However, we don't limit ourselves to these locations. We are very accustomed to travelling around Spain, Portugal and Italy and take a comprehensive survey kit along with us on all building survey inspections. With the exception of a ladder, which we can't take on the plane, this is exactly the same equipment that a Chartered Surveyor would carry in the UK or a Home Inspector would employ in the USA. Our kit includes a moisture metre, laser measuring tape, binoculars, a metal detector, a torch, a spirit level, a camera and more. We are often able to get pictures of roofs well above head height with the aid of a camera pole. However, if you require us to look directly at flat roofs or in roof voids we request that you arrange with the owner to have a ladder available for us to use.
Chartered Surveyors and geometra in the Italian property market
There are some Chartered Surveyors working in the large international consultancy firms based in Milan and Rome, but these do not undertake individual residential building surveys. As far as we are aware, Villa Surveyors, are the only Chartered Surveys undertaking Building Surveys, RICS HomeBuyer Reports and Condition Reports for prospective residential purchasers across Italy.
Most Italians will employ a locally based Italian property professionals known as "geometra" to undertake a buyer survey when purchasing a residential property. These geometra's are not required to complete a university degree and rarely speak English. They are therefore less well qualified than Chartered Surveyors. Geometra may be attached to local estate agency practices and may not therefore be completely impartial. It is also our experience that the survey reports that they produce tend to be very brief. However, geometra will check some of the documentation for you and we can work with them on any specific instruction. For these reasons you should consider employing a completely independent firm of Chartered Surveyors such as Villa Surveyors, when considering a property purchase.
