All of our property reports are prepared in English, although we can arrange to have a translation into another language if required. 

 

In the USA and some other countries, surveyors are referred to as Home Inspectors or Home Surveyors, although the more usual term in Europe is that of Building Surveyor or Chartered Surveyor.

 

Chartered Surveyors are regulated by the Royal Institution of Chartered Surveyors, which is the most widely recognised professional body for this type of work.

 

Types of property surveys and valuations offered in Spain, Portugal and Italy

Once you have paid a deposit for buying a property in Spain, Portugal or Italy, you could lose the deposit if you decide to back out of the transaction, even if the property has defects. Therefore it is far better to arrange an independent property survey before you pay any money upfront.

Villa Surveyors offer various types of property report and valuation in Spain, Portugal and Italy depending on the prospective purchasers' needs. Most buyers opt for a General Condition Report but sometimes a Building Survey is more appropriate.

 

A valuation report is often required by mortgage lenders or lawyers and courts for expert witness cases, but not normally by prospective homebuyers. 

Residential Valuations

Valuation Reports - all valuation reports are delivered in English and can be accompanied by a translation if required. Real estate valuations are undertaken for a number of reasons which include Expert Witness Valuation Reports, Pre Purchase Market Valuations, Valuations for Probate and Asset Valuations for Financial Reporting.

Property Surveys

Villa Surveyors undertake General Condition Reports and Building Surveys.

  • General Condition Report - the content of the survey I offer is similar to the RICS HomeBuyer Report service. It is an intermediate level of property survey, and is much richer in detail than a basic Mortgage Valuation but less comprehensive and thorough than a Full Building Survey. It does not detail every single aspect of the building, but it does spotlight urgent matters that have a substantial effect on the value of the property and need attending to or further investigation. It will include all major sections of a property that are visible to the surveyor, so I will not lift up floors or carpets and wiring will not be included.

 

  • Full Building Surveys - this is the most comprehensive report offered and is more suited to larger or older buildings or those in a poor state of repair.The report provides an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options.

Golden Visa Property search 

In both Spain and Portugal an investment of €500,000 in real estate will make you eligible to apply for a residency permit for a family including dependent children. Italy does not currently offer such an opportunity.  

Many applicants, have limited time to come to Spain or Portugal. In as little as a week some applicants have to choose one or more properties, appoint a lawyer, get a survey and make an offer. Once they have returned home they will still have a lot to do which may include arranging finance, negotiation of the terms of the contract, liaison with their lawyer and complete the sale.  And these are only a few of the main tasks. Buying a property is a stressful time for anyone, but when you are so far away it can be worse than average.
