General Condition Reports and Building Surveys

General Condition Reports

A General Condition Report involves a visual inspection of all readily accessible areas including a basic test of services. The report describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It is very suitable for new-build and conventional homes in good condition. No advice is provided in the report. However, a Valuation can be included in the report if required.

Building Surveys and Structural Surveys

Building Surveys are undertaken by Chartered Surveyors and are the most comprehensive property reports offered by Villa Surveyors. They are more suited to larger or older buildings or those in a poor state of repair. The report provides an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options. A valuation can be included with this report type if required.

 

The term Structural Survey is still sometimes used by the public but is no longer used by Chartered Surveyors since the word "structural" was considered to be slightly ambiguous and left some doubt about what was covered in the survey.  A Structural Survey is undertaken by a Structural or Civil Engineer and the report specifically limits it comments to the structural integrity of the property.

Informal Verbal Advice

This is when the surveyor accompanies the purchaser to the property. This service is available on a limited basis, depending on work demand and geographical location. The surveyor may take photographs for his own use but no written report in any form will be provided. 

Surveys and Valuations Spain and Portugal

Market valuations can be included within general condition reports and building surveys. The research involved in undertaking a valuation takes additional time which means that the fee for a combined property survey and valuation will be slightly higher than a survey alone.  However, many of our clients take up the option of including a valuation within the report since it provides more certainty and additional peace of mind.
